New Senior Housing Now Available and Being Promoted in Kansas

(Source: KHRC) – Officials from Kansas Housing Resources Corporation (KHRC); the Unified Government of Wyandotte County and Kansas City, Kansas; the Kansas City, Kansas Area Chamber of Commerce; and the Kansas City Board of Public Utilities on June 1st celebrated the grand opening of Pemberton Place, an active, independent living community for seniors. Previously a nursery and green house, Pemberton Place now boasts 80 new, affordable and market-rate units serving adults ages 55 and over.

“Pemberton Place is an excellent example of how all of us – government agencies, private business and non-profit organizations – can combine our strengths and resources to better serve Kansans,” said Fred Bentley, Rental Housing Director for KHRC. “This development shows that by working together, even in tough economic times, we can find innovative solutions to meet the demand for affordable housing,” said Bentley.

KHRC allocated $9.5 million in ten-year Low Income Housing Tax Credits to help offset construction costs of Pemberton Place. Boston Capital syndicated the tax credits and Bank of America served as the lender. The Net Giver, a local, senior housing development and property management firm that markets and manages Pemberton Place, partnered with Par Development, LLC, JWKH, LLC and Patrick Development Company, LLC, who developed the property.”

Net Giver President Kelley Hrabe said construction of Pemberton Place posed big challenges. “We had to overcome many barriers to make this development happen – from environmental remediation, to blight removal, to securing financing during the recession,” said Hrabe. “Thanks to our partners and the strong support from the community, the end result was worth it!”

Located at North 83rd Street and Wood Avenue in KCK, Pemberton Place duplexes feature attached garages with garage door openers, kitchen appliances, washers and dryers, walking trails, a clubhouse with daily activities, a community garden and public transportation. The West Wyandotte Library is located immediately across the street and the YMCA is also nearby.

Resident Deloris Elliott said Pemberton Place is a wonderful place to live. “Thank you to everyone who made this community a reality,” said Elliott. “We have beautiful walking trails and our clubhouse is great. We often get together for coffee, game days, even exercise classes.”
